  1. If the pavements on WEL are widened, there will be much more traffic congestion. While I do not advocate the use of cars where public transport is available, there are times when cars offer a better option (e.g. when people use them for business, making several calls a day, or when you’re going to do a large supermarket shop and can’t carry six bags home on the bus). We have to be very careful to not turn WEL into a permanent car park.

Also, West End Green is big enough to hold the number of stalls currently making up the Swiss Cottage farmers’ market (EXCLUDING those that aren’t farmer’s, like the French cheese stall). But what would the effect on Swiss Cottage be? Who would police it? Would it be a genuine farmers’ market?

  2. I think one of the issues with West End Green is the parking for stallholders. Emmanuel School playground has also been considered but again is too small.

  3. Is it true that Tesco Fortune Green will close after 2 years. I've heard that they currently occupy the space on Fortune Green Road RENT FREE on a trial basis. Makes sense for the small grocery shop across the road to hang-in there!

  4. I've not heard this – but certainly plausible that Tesco was enticed in rent free. Whether they'd then close I'm less sure about. Will see if I can find out.

  5. Have to say that it is unlikely that they’d have a break ofter 2 years. A much more likely structure would be 15 yr lease, 2 yrs RF, perhaps a capital contribution and then a tenant only break after 5… Write off costs alone would make a 2 yr closure unlikely…

WHampstead, if you really want to find out then the lease may be attached to the title on a land registery search. It’ll cost you £4 though!

On another exciting Whamp retail note, I see that the Atlanta Food and Wine store is under offer!

  6. I can’t understand why people are so up in arms about the demise of the ‘independent shop’ in West Hampstead. It’s not like Atlanta or Best One were particularly pleasant places to shop, and the great independent shops (e.g. Blue Daisy, Kitchen Table, Kitchener) are not in direct competition with the likes of Tesco/Sainsbury.

Too often the shops that have closed are simply not good enough or have misjudged the market. There is definitely a place for great independent stores in West Hampstead if they can address a local need – for example I’m sure a quality butcher would thrive on the high street
